Yes. SBA 504 loans are assumable, subject to credit approval and eligibility requirement. There is a 1% assumption fee and the original guarantors cannot be immediately released without the SBA’s prior written approval. The SBA 504 project has two separate loans – the Bank portion (in a priority lien position)  and the SBA portion (in a subordinate lien position).  While SBA approval is not needed to refinance the Bank mortgage, your new lender may require a subordination from the SBA.  If you plan on refinancing your Bank mortgage, please contact our Servicing Team at 504servicing@wbd.org or call us at 608-819-0390 (press 1 for Servicing Team).

You can view your loan balance at any time on the amortization schedule which was provided to you when your loan was funded. Your amortization schedule is a breakdown of your monthly loan payment for the life of your loan and is provided to you in lieu of monthly statements. Each borrower is required to maintain hazard insurance (building and/or personal property insurance) with full replacement cost coverage throughout the life of the loan.  This Insurance must name SBA and WBD as Mortgagee and/or Lender’s Loss Payee, as appropriate.  The Servicing Team monitors insurance coverage on an annual basis and may contact you or your insurance agent if proper documentation is not on file.  If you change agents, please provide them with our contact information so that we may update our records.  Please contact our Servicing Team at 504servicing@wbd.org or call us at 608-819-0390 (press 1 for Servicing Team).

Yes. As part of the SBA Terms and Conditions, borrowers agree to provide tax returns relating to the Borrower and Operating Company on an annual basis.  The Servicing Team will request these tax returns in email.  If you would like to submit your tax returns via our secure portal, please use this link to do so: https://sendnow.gatewayportal.com/wbd/504Servicing.

SBA Payoffs have very specific payoff windows which are open from the 6th business day of each month through the 3rd Thursday of each month.  The SBA Note indicates a 45-day notice of intent to prepay the loan because of the set payoff windows.  Please contact us to discuss the specifics of your loan.

No. SBA 504 loan payments only cover the principal, interest, and fees of the loan. SBA requires all loan payments to be processed via ACH on a monthly basis.  If you want to change the account that is debited for your monthly payment, you can submit a new ACH form and cancelled check to WBD.  We must receive the form prior to the 14th of the month (or the last business day prior if the 14th falls on a holiday or weekend) in order for the change to take effect the following month.
