504 effective rate decrease in FY 2019  
  The SBA announced two fee adjustments to the 504 program for the fiscal year starting October 1, 2018. Overall, the changes are very positive!

1. The SBA will reinstate a .5% SBA guaranty fee on the 504 loan, which will be part of the origination fees rolled into the 504 debenture. Total origination fees are 2.65% plus a flat attorney fee.

2. An on-going servicing fee will be almost 28 basis points lower (a reduction from .642% to .368%). This fee is part of the interest rate calculation, and is good for the life of the loan.

3. The increased origination fee is offset by the rate reduction in less than 24 months!

What this means is that if these changes had been in effect this month (Sept), the 25-year fixed rate would have been about 5.03% (vs. 5.30%)!
